It says nothing about whether they know which Skye Canyon phase sits under the flight path, or which Sunstone homesite keeps its Spring Mountains view once the next phase is framed. Judge a new-construction agent on these five things instead.
Builders only recognize your agent if you are registered, or your agent is with you, on the very first visit. Miss that and you can lose representation at that community. A good agent brings this up before you ask, and explains that on new construction the builder pays your agent, so representation costs you nothing.
Rate buydowns, closing-cost credits and design-center dollars change constantly and differ by community and by quick move-in home. Ask an agent what Northwest Las Vegas builders are offering right now and where they checked. If the answer is vague, they are not tracking it.
The model is staged to sell. The homesite is what you live with: what is being built behind it, the lot premium, the sun exposure, any SID/LID assessment, and the HOA and sub-association dues. You are not required to have one, but on new construction the builder pays the buyer's agent, so representation is free to you. The builder's sales office works for the builder. Your own agent reads the lot, checks what is being built nearby, prices the all-in cost and negotiates incentives on your side.
